First thing, don’t specify based on the render. It’s easy to pick a finish because it looks great in the visualisation, but that surface still has to survive real life, daily footfall, cleaning chemicals, sunlight, constant contact. Solid hardwood makes sense where you actually need that long-term durability and the option to refinish later, think feature staircases or statement joinery. Veneer gets you the same natural look across much larger surfaces without the weight or the cost, which is exactly why it’s everywhere in commercial wall panelling and cabinetry. The trick is making sure whatever’s backing that veneer is actually suited to where it’s going.

Here’s something people forget until it’s too late: hardware. Hinges, slides, fittings, they usually get specified last, and that’s exactly where problems start. Standard hardware just doesn’t hold up to commercial-grade daily use the way rated, soft-close, load-tested hardware does. It costs a bit more now. It saves you the callback six months later.

And then there’s the UAE climate, which honestly deserves its own conversation. Humidity and heat put real pressure on wood that wasn’t sourced or seasoned properly for local conditions. Timber that hasn’t been acclimatised will warp, swell, or open up at the joints once it’s installed, and by then it’s not a material problem anymore, it’s your problem. Ask your supplier about moisture content and storage before you place the order, not after the site visit where something’s already moving.
